48-unit residential complex set to open on Pelissier Street next year, developer says

Developers plan to build a new three-storey, 48-unit residential complex at the Pelissier Street parking lot site, the City of Windsor has announced.

The complex will feature 32 two-bedroom townhome suites with single-car garages; eight accessible one-bedroom suites and eight affordable one-bedroom suites, the city said in a news release issued Wednesday.

The 531 Pelissier Group hopes to have shovels in the ground in July or August and anticipates residents will be moving into the units next year, said Brent Klundert, the president of BK Cornerstone Design Build, one of the development partners.

The units will all be rentals, and the affordable units will meet the Canada Mortgage and Housing Corporation’s standards of affordability, he told reporters at a Wednesday news conference.

“It shifts a little bit with median renter income, but right now, I believe it's around $900 a month,” Klundert said.

The project is the second major future development under Windsor’s Housing Solutions Made for Windsor initiative, which focuses on identifying city-owned properties that have significant and immediate potential for housing development.
